Before moving in, your property will be inspected to ensure it is in proper condition. A move-in inspection report with photos is completed and kept on file. This protects you as a tenant, ensuring that existing conditions are documented and you are not held responsible for them at move-out.
We offer multiple ways to pay rent to fit your needs. Payments can be made through our online tenant portal, ACH draft, mailed payments, or in person at our office. Rent is due on the first of each month. We allow a five-day grace period without penalty, but on the sixth day a 10% late fee will be added unless that day falls on a weekend or holiday. Our accounting department also sends reminders by call, email, and text if payment has not been received.

All maintenance requests must be submitted to our office so they can be properly documented and addressed. You may submit work orders online through the tenant portal, by email, by phone, or in person at our office. All repairs are performed by licensed and insured third-party vendors. Emergencies are handled as quickly as possible, while routine repairs are scheduled based on urgency and vendor availability.

These inspections include both interior and exterior checks, and photos are taken for documentation. If an issue is noted, follow-up inspections may be scheduled. You will be notified in advance whenever possible.
All tenants sign a legally binding lease that outlines the responsibilities of both tenant and landlord. The standard lease term is 12 months unless otherwise agreed upon. At the end of your lease term, renewal options may be available based on market conditions and owner approval. Security deposits are held in escrow and returned after move-out, provided the terms of the lease are met and the property is left in good condition.
