The Scott Zeller Team is a full-service real estate sales and property management team serving the greater Nashville area. With our full-time staff including affiliate brokers, transaction coordinators, leasing agents, bookkeeping, and marketing, we can service every facet of the real estate sales and leasing process. ADVERTISING

We use proven strategies to identify leasing candidates online including the local MLS and Appfolio which feeds to multiple real estate sites such as Zillow and Trulia. In addition, we use our extensive social media reach on Facebook and Facebook Market as well as place signage on your property (when not prohibited by the HOA).

SHOWING

Your property will always be shown by licensed agents, not through unaccompanied walkthroughs. We feel it is important to protect your asset and see your property first hand to monitor its condition. Our on-site showings gives us the opportunity to meet prospective tenants face-to-face and set the stage for the hands-on service they can expect from the Scott Zeller Team.

SCREENING

We know placing the best candidates in your property will ensure the highest possible return on investment. We require a $60 application fee from each applicant and conduct a nationwide criminal check, credit check, rental history analysis, and employment verification for each applicant of your property.

LEASE EXECUTION

Once your applicant has been screened, we collect the security deposit to be held in escrow by Coldwell Banker Snow and Wall and execute a lease that meets Tennessee legal requirements. Prior to the lease renewal, we will conduct a market study to ensure your property is at market value and suggest renewal rates when applicable. We average a minimum of 12-month leases, but you may request shorter or longer terms.

INSPECTIONS

Inspections are critical to keeping your property in top condition. Each of our scheduled inspections use date stamped photos to identify any repairs that need to be made. Our inspection schedule includes the following: 

  • Move-in Inspection (interior and exterior)
  • 1st Quarter Inspection (exterior)
  • 2nd Quarter Inspection (interior and exterior)
  • 3rd Quarter Inspection (exterior)
  • 4th Quarter Inspection (interior and exterior)
  • Move-out Inspection (interior and exterior).

If an exterior inspection has any negative findings, a follow-up interior and exterior inspection will be performed within 10 business days.

RENT COLLECTION

Tenants are given multiple payment options to fit their needs. Those include online payment via our tenant portal, ACH draft, mailed payments, or drop off payments at our office. We allow a five-day grace period without penalty and enforce a 10% late fee upon the sixth of each month unless that day falls on a weekend or holiday. Tenants receive a call, email, and text from our accounting department on the sixth of each month if the rent payment has not been received.

WORK ORDERS

All tenant requests for work orders are processed by a work order specialist on our team. Tenants may submit work orders online through our portal, email, by phone, or at our office. All maintenance and repairs are performed by third party vendors who have been vetted for price, service, and legal requirements such as licenses, insurance, etc. When your property returns to the rental market, we take care of organizing all cleaning and repairs on your behalf in order to get it ready for new tenants. All work orders are coordinated with you and posted to your monthly statement in our owner portal.

ONLINE PORTAL

You will receive a link to set up a username and password to our owner portal, enabling you to access property information, monthly statements, work order requests, inspections, maintenance costs, and year-end reports. This allows you to manage your investment from anywhere and gives you peace of mind that you always know the condition and costs of your investment.
